What exactly is a Buyer Rebate?
A Buyer Rebate is a dollar amount/credit typically refunded to the Home Buyer from the Buyer Agent/Broker Commission, at the close of Escrow. In Arizona, Home Buyer Rebates are legal and you can read more about Buyer Rebates at the United States Department of Justice website. While Buyer Rebates are legal in Arizona, HUD (Federal Department of Housing and Urban Development) prefers Buyer Rebates show up on your final settlement statement as a credit, typically toward your closing costs. A credit toward your closing costs will reduce your out of pocket expenses.
Here are some examples of Buyer Rebates based on Home Sales Price and a 3% Commission received by the Buyer’s Broker:
- $150,000 Home Purchase – Rebate Amount = $ 900.00
- $250,000 Home Purchase – Rebate Amount = $1,500.00
- $350,000 Home Purchase – Rebate Amount = $2,100.00
- $500,000 Home Purchase – Rebate Amount = $3,000.00
- $750,000 Home Purchase – Rebate Amount = $4,500.00

This means we provide complete buyer representation.
